Can't understand how to use 'include' in templates

Could someone please tell me what I'm doing wrong here (mojo app)?

I'm trying to 'include' a partial template inside another template, yet all I'm seeing when I browse the page is "Start\nEnd", as if the partial template (which renders "Foo") has not been included.

P.S. The mojo app is "virgin", as in I have only edited those two files. I am trying to understand how to use include in templates.

Found out the answer on IRC: should have used %= include instead of % include.
